After working within the Punta Mita development for several years, we have a personal understanding of the development, general area and the most important the customer needs and expectations.
Mita Residential manages and operates only properties within the gated community and only once the developer has already delivered. Our primary goal is to provide effective, accurate and customized management solutions to enhance the enjoyment and carefree of home ownership.

I. Residence Management Services
Our Residence Management Services have been created to ensure a memorable experience to every Punta Mita owner. Starting with the administration, maintenance and cleaning of the property, owners will be certain that Mita Residential is taking good care of your home.
II. Full Service Property Management
Utilities and taxes: We will take care of making these payments for you, which may include the following: Water, Gas, Electricity, Telephone & Internet, Satellite TV, HOA fees, House & vehicle Insurance, Property taxes.
Weekly unit supervision by your Property Manager.
Monthly control over inventory.
Monthly maintenance supervision visit.
Preventive maintenance programming.
Updated file on property and general information.
Coordination with service suppliers and contractors, which could be: Pool, Gardening, Fumigation etc.
Monthly expense reports.

III. Administration
A petty cash fund will be settled upon, depending on your property average expenses. Every month, Mita Residential will provide you with fully itemized and computerized report. Every transaction or payment done and charged to your account balance will be recorded and explained in detail.
Petty fund Balance. – An account for your property’s deposits and expenses.
List of expenses. - A detail, chronological list of every expense, description and cost.
Original receipts and invoices backing every expense.
In addition to the monthly statements we also provide a complete account summary at the end of the year.
This shows you each accounting transaction posted on your property during the year: i.e. total rent received, total utilities payments made, total maintenance expenses, etc. |
IV. Maintenance
Strict and competent maintenance is the key to protecting your property. Our maintenance team will be at your residence conducting a weekly maintenance supervision visit.
If needed, repairs and maintenance services will be performed by professional contractors who have been selected because of their ability to provide the best possible service at the best price. In case that a major service is required, it has to be approved by the owner.
Routine repair and maintenance will be performed as needed.
We ensure the quality of the work performed by making spot checks and follow up inspections. |
V. Set Up Program
Our “Set Up Program” starts as soon as the contract is signed and its objective is to take care of the unit as soon as possible. This program may include: Punch Lists, hiring phone lines, satellite TV, insurance, and assistance that you may need to start living and enjoying the Punta Mita experience. |
VI.Weekly Updates
Each week you’ll be informed on how your house is being kept. You’ll be informed in case something happens in or around the Punta Mita development, HOA meetings, or you can access the blog that the Punta Mita owners have created for you to always be in touch. |
VII.Management Fees (estimates)
Monthly Fees, year 2008-2009 (subject to 15% Federal Tax):
Starting from $350 up to $800 USD. We understand that each unit is unique, and so are the Owner’s needs.
