Full Service Property Management

Mita Residential Full Service Property Management services include the following:

  • Utilities and taxes: We will take care of making these payments for you, which may include the following: Water, Gas, Electricity, Telephone & Internet, Satellite TV System, HOA fees, House & Vehicle Insurance, Property Taxes.
  • Weekly unit supervision by your Mita Residential Property Manager. Monthly control over inventory.
  • Monthly maintenance supervision visit.
  • Preventive maintenance programming.
  • Updated file on property and general information.
  • Coordination with service suppliers and contractors, which could be: Pool, Gardening, Fumigation etc. Monthly expense reports.

Administration

A petty cash fund will be settled upon, based on average expenses incurred at your property. Every month, Mita Residential will provide a fully itemized and computerized report. Every transaction or payment done and charged to your account balance will be recorded and explained in detail.

The Monthly Administration Statement will include the following:

Petty fund Balance. – An account for your property’s deposits and expenses. List of expenses. - A detail, chronological list of every expense, description and cost. Original receipts and invoices backing every expense.

In addition to the monthly statements, Mita Residential also provides a complete account summary at the end of the year. This property management report details all accounting transactions posted on your property during the year, such as total rent received, total utilities payments made, and total maintenance expenses.

Mita Residential is legally constituted according to the Mexican Government Laws, accurately paying the taxes. This gives the owner assurance that the company is following all the requirements established.

Punta Mita Property Maintenance

Strict and competent maintenance is the key to protecting your property at Punta Mita. Our maintenance team will conduct weekly maintenance supervision visits. If needed, repairs and property maintenance services will be performed by professional contractors based on their proven reputation for providing the best possible service as the best price. All major service requires approval from the property owner. Routine repair and property maintenance will be performed as needed. We conduct spot checks and follow up inspections to ensure the utmost quality in property repairs and maintenance.

Set Up Program

Our Mita Residential “Set Up Program” starts as soon as the property management contract is signed. This program may include such property incidentals as: punch lists, hiring phone lines, satellite TV, property insurance, and personal assistance that you may need to start living and enjoying the Punta Mita experience.

Weekly Property Updates

Mita Residential will generate a weekly Property Management report. The report will include information on your property, as well as important news and information about the Punta Mita development, HOA meetings, and area news. Property owners can also stay in touch by accessing a community blog created and maintained by Punta Mita property owners.

Mita Residential Property Management Fees (estimates)

Estimated Mita Residential property manager monthly fees, year 2010-2011 (subject to 16% Federal Tax): priced from $350 up to $880 USD.
